This site (xylonf.com) is the personal real-estate website of Xylon Funes, a licensed agent with Stark Company Realtors serving the Madison, Wisconsin area. This policy explains what information the site collects, why, who it is shared with, and the choices you have. I keep data collection to what's needed to respond to you and understand how the site is used.
Information I Collect
I only collect information in a few specific ways:
- Information you give me through a form. When you use the contact form, the chat assistant, or request the down payment assistance checklist, I collect what you enter — typically your name, email address, phone number (if you choose to share it), what you're interested in, and any message. These go to my email so I can reply.
- Approximate location (only with your consent). If you accept on the consent banner, the site looks up your approximate location (city, region, country) from your IP address so I can see roughly where an inquiry is coming from. If you decline, this does not run and no location is collected or sent.
- Analytics and cookies (only with your consent). If you accept, Google Analytics (GA4) records anonymized usage data — pages visited, approximate region, device and browser type — using cookies, so I can understand site traffic. If you decline, analytics cookies are not set.
- Basic session info. A form may include how long you were on the site before submitting. This is not tied to your identity.
How I Use Your Information
- To respond to your message and follow up about buying, selling, or a consultation.
- To send you a resource you asked for, such as the down payment assistance checklist.
- To understand, in aggregate, how visitors use the site so I can improve it.

Data Retention
Inquiry emails are kept as long as needed to help you and for normal business and legal records, then deleted. Analytics data is retained according to Google's standard GA4 settings. You can ask me to delete your inquiry at any time.
Children
This site is meant for adults considering real-estate services and is not directed to children. I don't knowingly collect information from anyone under 16.
